Home Seller coverage starts when Carefree Home Warranty issues a confirmation number and will remain in effect through the listing period. Home buyer coverage starts on the closing date and will remain in effect for 12 months. Payment for the home buyer coverage must be received by Carefree Home Warranty within 30 days of closing.
The base price for the Carefree Home Warranty is $484. Payment, including any additional optional coverage selected on the warranty confirmation, is due and payable at closing. It must be received within 30 days of closing. Your payment signals acceptance to the terms and conditions of the Carefree Home Warranty.
Service will be provided during normal business hours. It is the owner’s responsibility to provide access to the covered property during normal business hours. Carefree Home Warranty provides 24-hour emergency, service 7 days a week, including holidays. For non-emergency after hour calls, an additional $50 will be charged.
A $70.00 service fee will be charged per trade call for the seller or the buyer. The trades include HVAC, plumbing, electrical, and appliances. Service fees for different trades cannot be combined into one. For Kansas customers tax will be added for all appliance service calls.
Limitations of Liability
The Carefree Home Warranty does not create, establish, or confirm any obligation by Carefree Home Warranty to any person not designated as the owner. The maximum liability under this warranty is $2000 per trade call for the buyer and $500 maximum liability per trade call for the home seller.
The Carefree Home Warranty applies to a single-family residence unless multi-family unit coverage has been purchased. This warranty does not cover manufactured or mobile homes. Carefree Home Warranty is not responsible for matching brand or color. Replacement is based on builder standard makes and models. Carefree Home Warranty will not reimburse other vendors for service performed without prior approval. Carefree Home Warranty is not responsible for code violations or design limitations in systems or appliances. Company will upgrade to code at the covered persons expense, but such upgrades are not covered by the Carefree Home Warranty. Carefree Home Warranty will not be responsible for replacing combination appliances when the failure of one component does not affect the operation of the remaining appliance within the unit.
If any system otherwise covered is rendered inoperable due to non-availability of one or more of its parts, the company shall not be responsible for replacement of the entire non-operating system or appliance. The Carefree Home Warranty will provide compensation on the amount Carefree Home Warranty would ordinarily expect to pay for parts and labor of covered items.
The Carefree Home New Construction warranty will include only one combined HVAC maintenance for the life of the contract.
Renewal and Transfer
The Carefree Home Warranty may be renewed at the end of the initial warranty term. If the covered home is sold during the coverage period, the remaining coverage period may be transferred to the new homeowner. Carefree Home Warranty must be notified in writing of the sale of the property and provided with the new owner’s contact information. The notification should be emailed to carefreehomewarranty.com.
Items Covered for the Seller and Buyer
HVAC – The Carefree Home Warranty covers the first two primary heating and cooling systems, thermostats, humidifier, fan motors, compressor, coils, condensate pumps, freon leaks, boiler controls (optional coverage), ductwork repairs, heat exchanger, accessible condensate drain lines, and the thermal expansion valve.
The Carefree Home Warranty covers all faucets, garbage disposal, drain and sewer line stoppages, sump pump, single water heater up to 50 gallons, tankless water heater, tub and shower valves, built-in bathtub whirlpool motor and pump assembly, washing machine outlet and hoses, toilets, pressure regulator, recirculating pump, gate valves , interior gas lines only, showerheads, gas log lighter valve, water, drains, gas pipe leaks, and stop and waste valves.
The Carefree Home Warranty covers electrical panel repairs, sub-panels, fuses and circuit breakers, outlets, home wiring, GFCI circuits, attic fan, exhaust fans, ceiling fans, doorbells ( excluding security systems), junction box, switches, and central vacuums.
The Carefree Home Warranty covers dishwasher, oven, cooktop, primary kitchen refrigerator, built-in microwave, trash compactor, range, range hood, and warming drawers.
Items Not Covered
Solar systems and components including holding tanks. Electronic, computerized, pneumatic components, manual system management controls, cosmetic defects, appliance failure from rust or corrosion, poor water pressure or rust in water with galvanized piping. Color or purity of hot and or cold-water systems, water circulating systems, sewage grinder pump and lift stations, grouting, caulking, cracked or broken ceramic, porcelain, fiberglass, simulated marble, granite, tubs, sinks, tile walls, floors, sub-flooring, foundation and building structure, window air conditioning units, oil furnaces, gravity furnaces, gas air conditioning systems, underfloor radiant heat systems, outside or underground piping and components for geothermal and/or water source heat pumps, pumps and pump components for geothermal and/or water source heat pumps, heating water heating combination units, solar water heating components, water heater maintenance, steam humidifiers, generators, electric garage door openers, garage doors, drains outside of the home foundation, lighting fixtures, cracked or broken sewer lines, exterior gas lines, fireplace systems, intercom systems, fire, smoke, and security alarm systems, electrical service upgrades, radon remediation systems, batteries, light bulbs, computerized or Internet-related features including, but not limited to, Wi-Fi and multimedia centers, computerized electronic management systems for energy lighting system, security or appliance, and doorbell when part of an integrated intercom system, items damaged by abuse, negligence or improper use, hazardous or toxic materials, odors, mold and or fungus, chemicals, asbestos, silica, and/or lead, duct cleaning, missing parts, detachable accessories for any covered item, mechanical system failure due to local code violations, pre-existing conditions, and concealed or camouflage damage, damage resulting from alterations or additions made to property or ground and damage to any item as a result of fire, flood, smoke, lightning, freeze, earthquake, or settling of ground or foundation, theft, storms, accidents, war, riots, acts of God, vandalism, improper installation, power failure or surge, pest or pet damage, neglect, or misuse, Septic tank drain field lines and pumps within the septic tank, wells, cistern and common boiler sections, piping, radiators, pumps, and gauges, treatment for wood infestation or other insects.
