Term

Home Seller coverage starts when Carefree Home Warranty issues a confirmation number and will remain in effect through the listing period. Home buyer coverage starts on the closing date and will remain in effect for 12 months. Payment for the home buyer coverage must be received by Carefree Home Warranty within 30 days of closing.

Price

The base price for the Carefree Home Warranty Coverage is $399 and Plus Coverage is $519 . Payment, including any additional optional coverage selected on the warranty confirmation, is due and payable at closing. It must be received within 30 days of closing. Your payment signals acceptance to the terms and conditions of the Carefree Home Warranty.

Required Coverage

Additional coverage is required for homes that have more than one water heater, a boiler, and/or more than two HVAC systems. Required coverage fee is due and payable at time of closing.

This Warranty is not a contract of Insurance.

Service Time

Service will be provided during normal business hours. It is the owner’s responsibility to provide access to the covered property during normal business hours. Carefree Home Warranty provides 24-hour emergency service 7 days a week, including holidays. Emergency response will be within 24 hours of original notification. An emergency is the failure of a covered item that may cause personal injury or substantial damage of property if not addressed within 24 hours.

Trip Charge

Buyer or Seller will incur an $85 trip charge per trade call (HVAC, Plumbing, Electrical and Appliances). Trip charges for different trades cannot be combined into one. For Kansas customers tax will be added for all appliance service calls

Limitations of Liability

The Carefree Home Warranty does not create, establish, or confirm any obligation by Carefree Home Warranty to any person not designated as the owner. The maximum liability under this warranty is $2000 per trade call for the buyer* and $500 maximum liability per trade call for the home seller. Carefree Home Warranty is not liable for damage caused by frozen pipes, clogged drains, or condensation leaks. Carefree Home Warranty is not liable for the repair or replacement of commercial grade equipment.

Limitations

The Carefree Home Warranty applies to a single-family residence unless multi family unit coverage has been purchased. This warranty does not cover manufactured or mobile homes, detached garages, outbuildings, or other structures on the property. Replacement is based on builder standard makes and models. Carefree Home Warranty will not reimburse other vendors for service performed without prior approval. Carefree Home Warranty is not responsible for code violations or design limitations in systems or appliances. Company will upgrade to code at the covered persons expense, but such upgrades are not covered by the Carefree Home Warranty. Carefree Home Warranty will not be responsible for replacing combination appliances when failure of one component does not affect the operation of the remaining appliance within the unit. If any system otherwise covered is rendered inoperable due to nonavailability of one or more of its parts from the original equipment manufacturer, the company shall not be responsible for replacement of the entire non-operating system or appliance. The Carefree Home Warranty, for the buyer, will provide compensation based on the cost of the repair up to $150. Care Free Home Warranty is not liable for property damage or personal injury that may result from the failure of any covered component, system, or appliance.

Renewal and Transfer

The Carefree Home Warranty may be renewed at the end of the initial warranty term. If the covered home is sold during the coverage period, the remaining coverage period may be transferred to the new homeowner. Carefree Home Warranty must be notified in writing of the sale of the property and provided with the new owner’s contact information. General Limitations and Items Not Covered

This Warranty Does Not Cover

Generators, electronic garage door openers, garage doors, lighting fixtures, radon remediation systems, built in or sub-zero style refrigerators, batteries, light bulbs, computerized or internet features including but not limited to Wi-Fi and multi-media centers, items damaged by abuse, negligence, or improper use; hazardous or toxic materials, odors, mold, fungus, chemicals, asbestos, silica, lead, inadequate air flow, duct cleaning, missing parts, and detachable accessories; mechanical system failures due to code violations, pre-existing conditions, concealed or camouflaged damage, damage resulting from alterations or additions made to property or ground; damage to any item because of fire, flood, smoke, lightening, freeze, earthquake, settling of ground or foundation, theft, storms, accidents, war, riots, acts of God, vandalism, improper installation, power failures or surge, pest, people or pet damage, neglect, or misuse; when covered by optional coverage for septic tank drain field lines, and pumps within the septic tank, wells, cistern, boiler sections, piping, radiators, pumps and gauges common boiler section; treatment for wood infestation or other insects; electronic, computerized, pneumatic components, manual system management controls, computerized electronic management systems for energy lighting systems, security or appliance. This warranty does not cover any cost related to the repair or replacement of systems, appliances or components covered, in whole or in part, by an existing manufacturer, distributor, or other warranty. We DO NOT cover repair, replacement, installation or modification of any covered system, appliances or component for which a manufacturer has issued a warning, recall or other design flaw or determination of a defect, or cosmetic defects that do not affect the functionality of the unit. Commercial equipment is not covered.

Home Sellers Coverage Only

If parts are no longer available from the original equipment manufacturer, Care Free Home Warranty will make no repairs, replacement or cash pay out for that particular appliance.
